The Cocoa Suites are new apartments within the Rowntree Wharf building.
Drive or walk through the gated entrance and follow the road around to the entrance of the building.
Parking:
There is a loading area at the entrance of the building where you can park while you collect the parking fob and permit.
You will find the parking fob and parking permit on the bar in the apartment.
We also require your car registration and make and model to create a digital permit for your stay. Without this the parking company may issue fines.

parking and gaining access to the apartment)
You will need the fob to access the car park either in your car or by foot so do not leave the fob in your car as you will need it to exit the car park but the parking permit goes on your dashboard. Both will need to be returned at the end of your stay.
Please note there is a £40 fee if the fob/permit is lost.

Once parked it is a 2 minute walk back to the apartment.

The car park is the building in red, the blue is the walk way to the apartment and the yellow is the apartment building.
The building circled in red is the car park (photo taken by the side of the apartment building) just walk along the walk way, across the bridge.
Walk along side the apartment building and down a set of steps.
Turn right by the suspension bridge and right again for the main entrance.
Alternatively, there is parking across the road on Foss Island Morrisons that needs to be PRE BOOKED.

When you arrive at the front door, use the intercom system on the left-hand side of the main doors.
Step 2:
Press the picture of the key in the pink circle, then enter 2223, wait a moment and the door will open automatically.
Step 3:
For the internal, communal doors by the lift. Press # first then 2223

Step 1: You’ll see what looks like a screen, it is touch-activated, so place your hand on the screen and the keypad will appear.
Step 2: Enter your unique code followed by * and twist the lock to open. Please try both directions!
Step 3: The door will lock once closed.

Instructions for ChocoLets – The Quality Suite
The ‘ChocoLets’ apartments are all based in the old Rowntree’s chocolate warehouse. Now known as Nestle.
Originally one of the largest flour mills in Europe in 1860. The building was situated between the river Foss and Wormald’s cut, The mill closed in 1930 and in 1935 it became the Rowntree and Co’s Navigation Warehouse. Gradually it fell out of use, as road transport replaced river transport. Coco bean were brought to the wharf until the 1960s.
In 1989 This beautiful building was restored into apartments and was extensively renovated in 2018 and now we offer you these trendy industrial feel apartments but with all the benefits of hotel luxury.
Each of our unique apartments have been named after a famous chocolate bar to keep York’s history alive.

Getting into town
For easy accessibility (to avoid the steps) cross straight over the modern suspension bridge (rather than following the wooden walk away around the Rowntree Wharf/ Cocoa Suites building) walk through the modern apartments and take a left this will bring you out on to Stonebow and lead you up to M&S and the centre of town.
WI-FI
There’s free wifi in the property. Please use the Card with the access details on the white drawers.
For quick access- put hover your camera phone over the QR code and it will automatically connect.
Heating
The heating has been set up to ensure you have a comfortable stay, however if you need it a little warmer or colder simply use the up and down arrows on the right hand side of the thermostat, Please DO NOT touch the buttons on the left of the thermostat or the radiator itself.
A cosy throw has also been provided for those chilly Winter evenings, you will find this in the wardrobe.
Hot Water
The Hot water heating system is on a program and you should not need to touch it during your stay.
If however you do require additional hot water there is a boost option.
(If you open cupboard door in the hall way, mounted on the wall on the left hand side at eye level)
Simply press the N button controller until it says PROG (WITH FULL CLEAR SYMBOL).
This will turn the system on
(it can take 20-30 minutes to heat back up)
until the timer is next due to turn off.
Towel Rail
There is electronic timer for the towel rail in the shower room. It is located next to the front door by the plug socket.
There is a grey button to press once if you would like to put the towel rail on for 30 minutes, twice for 1 hour or three times for 2 hours.
Please note it does get very hot, please be careful, especially with children.
Microwave Oven
Press the power symbol to turn on. Turn the ‘6th Sense’ dial to choose which function i.e. fan symbol for fan assisted oven cooking. Press the ‘6th Sense’ dial to confirm. Continue in a similar way to then choose the temperature and time.
Cutlery Draw
There is only one drawer in the apartment and it’s well hidden under the microwave oven. You should find everything you need in there, from knifes and forks to bottle openers.
Hob
Press the and hold the ‘on’ bottom (circle with line through it) then four 0 should appear representing each ring.
If a light next to the key symbol is showing instead this means that it is locked.
Press and hold the ‘key’ button
Then press the ‘on’ button again
Decided which ring you would like to use and press the button next to the picture of which ring you require- it will flash and then use the + and – buttons to control the temperature.
When you have finished cooked press the ‘on’ button to switch off- please remember the rings may still be hot!

Iron and Ironing Board
These are located in the wardrobe next to the sofa where you will also find space for hanging clothes and storing your bags.
Sofa Bed
To give you the flexibility of being able to use the sofa at your preferred time, we leave all the bedding and linen for the sofa in a pack to use at your convenience, allowing you to make the most of the apartment during the day.
For bookings of 3/4 guests the bedding and linen is included in your stay, just remove the tags from the bags, when you have finished please leave it out and the cleaning team will arrange for it to be cleaned after your stay.
If you would like to use the sofa bed during your stay but have only booked for 1/2 guests please get in touch and we can arrange an extra charge to be added to your booking if you wish to use it.
If tags are removed, a fee will be charged.
Bedding and linen packs can be found in the wardrobe.
TV
The apartment is equipped with a 49” HD LED Smart TV with access to the usual TV and Radio stations.
You will also find a few board games in the cupboard under the TV.
Recycling
If you’d like to recycle, please use the bins under the sink in the kitchen. One is for cardboard, one for glass and one for plastic and metal tins – the cleaners will collect this at the end of your stay along with the rubbish bin.
Local shop/convenience store
The closest shops are probably the main supermarkets across the main road, There is a Morrison’s and Waitrose.
Cafes and Cake!
I would highly recommend Fossgate a up and coming trendy road full of independent shops and bars just a 2 minute walk from the apartment.

The vibrant city or York offers a huge range of fantastic places to eat. With so many options for breakfast, brunch, lunch or evening dining on our doorstep we feel that the choice should be yours. But we are happy to help you with recommendations to suit your taste.

Maintenance
There is a vacuum cleaner in the cupboard in the hall for any small spills if you require it. If you should accidentally spill anything on the leather sofa please soak up the spill with paper first rather than rubbing it to prevent it soaking in to the leather.

Health and Safety
Please take note of the fire safety notice in the main reception behind the glass cabinet and please familiarise yourself with your nearest exit.
In case of a fire
All doors in the apartment are fire safety doors, designed to contain the fire at its starting point
If you hear the fire alarm please leave the apartment and make your way to the main entrance – this is the assembly point
If you discover a fire dial 999/112
Close all the doors to the affected apartment/area
Sound the fire alarm (if not already activated) by pressing a call point situated adjacent to fire staircase on the escape routes

Heating troubleshooting
The radiators should be all set up for you, however if they appear not to be working, please see the instructions below:
Firstly is the fuse plug switched on?
If the thermostat is showing ERROR it usually means that the radiator is not communicating with the thermostat, due to the radiator being turned off at the wall.
At the side of each radiator there is also a white switch, this needs to be turned on too,
Once the thermostat kicks in, the temperature will show on a display on the corner of the radiator. This number needs to be higher than the number on the thermostat.
Usually around 24 degrees.
Here you can see ‘HeatOn’ this shows that it is currently in a timed setting where the heating has been programmed to be on ‘Using Schedule’
The heat is set to 21.0 and the room temperature is 20.5
The radiator will be on and stay on until the room gets to 21.0
(If the number on the radiator display was showing anything less than 21, then the radiator will only heat up to what is on its display, despite the thermostat trying to raise the temperature to the scheduled temperature)
I have now manually turned the thermostat up (using the arrow buttons on the right hand side) to 24.
This has overridden the schedule and now showing ‘Temporary Hold’
As long as the radiator display is showing 24 or above the radiator will kick in and increase the temperature to 24 degrees, until the next program/schedule starts.
For maximum effectiveness we also recommend leaving the thermostat in the coolest part of the apartment, for example near the window.
Checking out
We hope you have had a wonderful stay and want it to be as easy as possible for you to check out.
Check out is 11am
Because there are no keys, we ask that you to simply shut the door behind you and your code will expire after 11am.
- Please ensure all windows are shut
- Return parking fob
- Lights are turned off
- We don’t ask you to strip the beds but if you wouldn’t mind putting your used towels in the shower/bath
- Please put all your rubbish in bin provided or in bins outside
- Wash up all dishes or put in the dishwasher
- Make sure you have all your belongings and have a safe journey home!
Please note we do take a £100 security deposit that will be refunded within 7 days of check out if the house is left tidy and without damage.
